Together with Anthem Properties, Lafarge is helping shape the skyline of Burnaby, British Columbia, with the South Yards Project. This 8.3-acre master-planned mixed-use development will include 2,105 market condominiums, 120 market rental homes, and 342 affordable rental homes. It will feature five high-rises and three low-to-mid-rise buildings, along with over 60,000 square feet of retail and office space and a one-acre community park at its core.

Multi-tiered logistics plan driving operational success
THE CHALLENGE
With extensive experience supplying building materials for similar projects, Lafarge recognizes the importance of addressing unique aspects in the planning phase. For the South Yards project, this involved:
- Providing an optimized mix design for the development to optimize performance and minimize the overall carbon footprint
- Leveraging Lafarge’s experience, expertise, resources, and networks to formulate an efficient and effective logistics plan to offer cost and time savings to the customer
THE SOLUTION
Lafarge presented Anthem Properties with a multi-tiered solution to address their building material needs and optimization of operations.
BUILDING MATERIALS
Lafarge’s ECOPact MAX was the optimal ready-mix solution for this project because of its range of benefits.
- The increased use of supplementary cementitious materials (SCMs) in its composition enhances durability, strength, and sulphate resistance
- ECOPact MAX has a lower heat of hydration and higher final strength results, which meet the optimal conditions required
- This product offers up to 70% reduction in emissions, which was a critical deciding factor given the customer required a sustainable building material for the development
Overall, the project required over 65,000 m3 of concrete, necessitating 120,000 tonnes of aggregates and nearly 25,000 tonnes of cement.
LOGISTICS EXCELLENCE
The multi-layered logistics plan for this project leveraged Lafarge’s expansive ready-mix plant network and advanced logistics capabilities. Centrally located to Lafarge's Vancouver Harbour and Port Mann Coquitlam ready-mix locations, the South Yards development benefited from the company’s central dispatching model. This allowed the team to adapt resources daily based on the order demand, ensuring efficiency and flexibility.
For Anthem's first mass pour, drivers and production were scheduled from five locations to meet the delivery expectation of over 250 m3/hour to feed into three boom pumps. This sourcing was achieved through preparation and Lafarge's expertise in value optimization.
THE RESULT
The mix solution helped the client reduce the project's CO2 emissions by over 70 Kg/m3, enabling them to meet their carbon reduction targets and 129 tonnes on this pour alone.
